House hunting Part 3

I dragged Mark with me yesterday. We looked at one house I had my eye on but the backyard was not big enough for him. I love it, it was very little grass, lots of terraces and flowers already planted. Oh well, I talked myself out of the house (and back into the house) several times.
However, we stopped at a For Sale By Owner and like that house. Master bedroom is big (my deal breaker), yard is big (his deal maker or breaker), 4 BR plus office (ham radio and dorkland would have a home), the BR are big - there will be painting, the current owners let the kids pick their wall colors and the purple in the Disney Princess Room is intense. Adorable but really purple. There are downsides, the dining room is not very wide, the kitchen is not eat in but does have a breakfast bar.
This house has a huge family room with gas insert fireplace that the current owners use to heat the downstairs. Works for me, that is what I hate about this split, the downstairs is so cold in winter. There is a bedroom on that level that I would use as my sewing room/over flow guest room as it will have the futon in it. There is a storage barn in the side yard for lawn stuff, a dog run and another leanto type storage along side the garage. The attic can be accessed from the garage, you can't stand up in it but storage is storage.
It is a cute house and I hope we can make this work, we don't even have to change our phone number. I have my buyers agent, I worked for his wife at Amazon - he used to work there too. Playing phone tag with the LendingTree bank (can do everything at Costco!). Based on my rough calculations, the new house will not cost us very much more in house payment, which is good, means I don't have to go right back to work.
Strange weather? We drove through a snow/hail storm yesterday. May be 70 again by this Saturday.
Parker, if this works out, you can come stay here until Polly gets moved, etc. Place for the puppies (we'll work something out letting them in the house), place for you to sleep, full access to house, etc. I'll share my sewing room.
