They have accepted our counter offer of 206K, they pay no closing costs.   It is the same offer from before, the money is just rearranged.  They want more earnest money, fine.  I don't see why, it is money they don't see (only if we break the contract not using any of the numerous outs we have throughout the process).  We can  role most of the costs into the financing.

Now to get through inspection with minimal things wrong.  There are some shingles missing and I am hoping that is just it, no real roof damage.  The corner of the garage has some rot issues that I hope can be fixed to the satisfaction of the VA.  I want to get back in and see if I can  figure out if they floors are hardwood under the carpet. 

If not hardwood, I want to Pergo the master bedroom and take the carpet up in the master bath.  If hardwood, rip up the carpet and get the floors redone before one item comes into the upper level of the house.

We need to buy a bed and a 'fridge.  Size of the 'fridge space is funky so there is only one that will fit, a Maytag.  

We need more shelves  from Costco for the Safeway Annex.  The annex will hold most of the pantry and all our various kitchen goodies that don't get used that much.  Like cupcake pans, I think I have only used them once since moving here.  

Going to have to activate the Discover card so we can get this place cleaned.  Broken foot and all, I can't do it.  Not to mention the lifting.

Time to send more stuff to the rummage sale pile.

After we close on the house which should be the beginning of June. That is when we will give notice on the house we are renting and we will have 30 days to get the new house ready (painting, maybe put differnt floorng down). Things will be moved over during that entire 30 day tme period.

The process you are going through makes me not want to buy a house — I had no idea it was so involved.

Our house is South Carolina didn't take as much, everyone was there. We put in offer, they rejected, we submitted new offer with different stipulations, they accepted. Our big thing then was getting the loan then.

Getting the loan was a piece of cake this time (did help that I paid off all those credit cards and closed them), I got my loan via Costco. How long as it been since you ran a credit report on yourself?

Your process would be totally different. You qualify for first time homeowner programs that are for certain income levels. There are other programs in place that might help you further.

I went through a home buying seminar in April (manditory for those getting FHA loans). I learned alot. Pick the ugliest house on the block, low ball offer first, you will need to get it inspected, get a home warranty (about 500 a year) which covers the major appliances (including heating). There are alot of fees at closing - the trick is not only to check what the interest is that day but to see what the underwriting fees are. My lender does not charge the underwriting or document processing fees.

According to by sub agent (mine is on vacation), he has done purchases where there are 6 counter offers going back and forth.

A job you might consider (you would need to dress semi-professional probably) getting a job at the realtors office doing the paperwork for offers and closing. Your attention to detail would work in your favor
